IRR is defined to use periodic cash flow. So you have to enter 0 for those
years which have no cash flow. Otherwise those years where not counted at all.
In your example the first row means an investment of 100000 and a return if
150000 in the _next_ year, which makes 50% rate.

If you have a non-periodic cash flow use XIRR.
